Yes, we can. However, since we're proactively canvassing for properties and were not procured by your agent, it’s our opinion that no commission should be due if we work directly with you.

However, if you are still under a listing agreement, it is a binding contract between you and the real estate broker, and commission may still be owed, even if you find your buyer.

Commissions can affect our purchase options, so we recommend asking your agent to release you from the agreement with clear written terms stating that no commission is owed if you secure your buyer.

How much can you pay for my house?

Our process for making an offer - or sometimes multiple offers - is straightforward and fair. We consider several factors, including:

- The condition of the home and any necessary repairs

- Recent sales of similar homes in your area

- Your current mortgage balance and any liens

- Your unique situation, motivation, and goals

How long will the whole process take to sell my house?

Once we have the necessary information, we typically prepare an offer within one business day. Once the offer is accepted and after both parties sign the agreement, we immediately begin the title work, which can take up to 7 days.

Depending on the specifics of the deal, we can close within 15 days, but we usually like to close within 30 days if possible. Most transactions are usually completed in 30 days from start to finish.

That said, complicated situations - like title issues - can extend the timeline, but we have extensive experience navigating these challenges and will work diligently to close as quickly as possible. While some delays may be beyond our control, we’ll keep you informed every step of the way.

Are there any hidden costs if I sell my house to you?

No hidden costs - in most cases, we cover the typical closing costs associated with the sale. However, there are a few exceptions to keep in mind:

* We don’t cover real estate broker commissions or attorney fees

* We don’t pay for prorated costs related to utilities, property taxes, mortgage payments, or services incurred before closing, unless specifically agreed to.

If any costs are your responsibility, we will spell them out in the purchase agreement - no surprises. Our goal is full transparency. You'll know exactly what to expect before you sign anything.

What if I owe more money on the house than what the market value is?

We can buy your house - even if you owe more than it's currently worth, or if you have a large mortgage balance or other loans, or other liens attached.

We have several creative purchase programs specifically designed for situations involving high debt. There’s no scenario too complex for us to explore.
